Ask the Pros Before Starting a Home Project: Q&A with KY Builders! | Stamford Moms

Nazar Zhukovskyy and Marian Prokopiv own KY Builders based in Stamford. Specializing in building, renovations, construction investments and construction management, they are answering your questions about home building and remodeling!

What should I consider before reaching out to a builder for a project?
I suggest always talking to couple of different builders to get more than one quote/idea. From there, you will have a feeling as to who you are most comfortable doing the job with. Other things to consider are budget, timelines, permits and surprises that you might get along the way (like weather, material shortages, finding a problem like rot, etc.). My biggest recommendation is finding someone honest and who you feel comfortable with. That way, the whole experience will be easy and enjoyable. Make sure not to be shy, and ask questions! As builders, it is our job to make sure the client knows what they are getting into and to provide all the help and resources to make the project go smooth.

I am hesitant to reach out to a builder because I feel like my project may be too small, is that really a thing?
Don’t hesitate to reach out to builders there’s no job too big or too small. Some of our best clients started from small jobs. Good luck!

Do you offer free estimates? I am looking to gauge the cost of a few projects.
Yes, our team does offer free estimates and all other help you might need prior to starting any projects.

What is the current wait time to begin a project?
It depends on the project. We have a team of over 60. So usually the wait time is 2 – 4 weeks after the contract is signed.

Will you give an estimate as to how long a project will take from start to finish and how often do you give updates during a project?
Yes, we always give a timeline on how long the project will take and have physical meetings with clients on site at least 2 – 4 times a week. If you aren’t able to meet in person, we do updates over email and by phone 2 – 5 times a week depending on the size of the project.

Will I have a point of contact that I can easily get in touch with during my construction project?
Yes, I will always be available to answer any questions or concerns you might have. For bigger projects, we assign one of our supervisors that will be available at all times to answer any questions. You can call the office Monday – Friday, 8 a.m. – 5 p.m. and Saturday 8 a.m. – noon.

What can I do to work with my builder and make sure my project stays in budget?
Make sure you hire a builder you can trust and have signed contracts. This helps both the builder and the client. Have consistent meetings on site and over phone. Communication is a huge part of any project, which a lot of clients and builders lack. But it makes a huge difference. Even though surprises do happen in construction, often but it’s the builder’s job to make sure to take the right steps and communicate with client on the best solutions/steps to stay within the budget.

What type of warranty do you offer?
It depends on the job. But, usually we build lifetime relationship with clients and if you ever run into any problems with projects that we worked on, we will send out a technician and take care of the problem right away.

My home doesn’t have a garage door, but I am interested in adding one. Is that possible? What could the project look like?
Yes, most of the time it’s possible. The first thing I recommend is talking to an architect and surveyor. They will draw plans and then the city will need to approve them. As soon as you have the plans you can start shopping around for quotes from builders/contractors. My suggestion is to meet with as many as possible. That way you get different ideas/quotes to help you decide who to go with.

I want to re-do our staircase and railing. Where do I begin?
Meet with local builders/contractors to get ideas and quotes. Also use internet as a resource to find pictures to inspire the design. That way you can show the builder what you are looking for. Good luck!

How can I get in touch with you about a project I’m interested in starting?
You can call or text the office at (203) 892-0109, as well as email [email protected].
